Each listing on this site carries the details people usually have to chase: the tenure and lease length, the EPC rating, the council tax band and how many parking spaces come with it. We would rather you rule a home out early than travel across the city for a viewing that was never going to work.
For sellers, valuations are based on what comparable homes nearby have actually sold for. We show you the evidence and explain the figure, including what a small repair or a few months' wait might change.
For tenants, we are clear about costs up front. Every rental listing shows the holding deposit, the tenancy deposit and the first month's rent, and there are no agency fees for viewings or referencing.
Once an offer is accepted, the same agent stays with you through surveys, searches and completion, so you always know who to ask.

Look at what similar homes on the same street have sold for, not what they were listed at. We share those figures with you and tell you how much interest a home has had, so your offer is based on evidence.
You instruct a conveyancer, your lender values the home and you book a survey. Searches and enquiries follow. In England this usually takes three to four months, and we update you at every stage.
Yes. A second viewing is normal and we encourage it. Go at a different time of day, measure up for furniture and bring someone who will notice different things.

Buying or renting for the first time raises the same questions for most people. Here are answers to the common ones.

Start by working out your budget with a mortgage adviser and getting a mortgage in principle, which shows sellers you can borrow what you need. Then choose a conveyancer, so you are ready to move quickly once an offer is accepted. After that, shortlist homes on this site and book viewings from each listing page.
Beyond the layout and the location, look at the age of the boiler and roof, signs of damp, the EPC rating, the council tax band and, for flats, the lease length and service charge. Many lenders will lend up to 90 or 95% of the price, so the minimum deposit is often 5 to 10%. A larger deposit usually gets you a lower interest rate. Remember to budget separately for stamp duty, legal fees, a survey and moving costs.
Speak to a mortgage adviser or broker, who will look at your income, outgoings and credit history and tell you roughly how much you can borrow. They can then arrange a mortgage in principle. The calculator on each listing page gives a quick estimate of monthly repayments, but it is not advice.

In England you can be asked for a holding deposit of up to one week’s rent, a tenancy deposit of up to five weeks’ rent (where annual rent is under £50,000), and your first month’s rent. Agents cannot charge fees for viewings, referencing or setting up a tenancy.
