This website is a concept estate agency site designed and built by Geminate Solutions. The homes, agents and articles on it are sample content, but the forms work and the messages you send through them reach a real inbox. This policy explains what we keep and why, in plain English.
Who is responsible for your data
Geminate Solutions, based in Surat, Gujarat, India, is responsible for the information collected through this website. You can reach us at info@geminatesolutions.com about anything in this policy.
What we collect when you send a form
When you send a contact form, a viewing request, a property enquiry, a message to an agent or a newsletter signup, we store:
- the type of form you used;
- your name and email address, and your phone number if you chose to give it;
- your message, and for viewings the date and time of day you picked;
- which listing or agent the form was about, and the page you sent it from;
- the date and time the form was sent;
- a one-way hash of your IP address. We cannot turn this back into your IP address. We use it only to limit how many messages one connection can send in ten minutes, which stops automated spam.
This information is stored in a database run by Cloudflare (Cloudflare D1) and can only be read by our team through a password-protected inbox.
Why we use it
We use your details to reply to you and, for viewings, to arrange the appointment. Newsletter addresses are used only to tell you when a new guide is published. We do not sell your details, share them with other agents or add you to marketing lists. Our lawful basis under UK and EU data protection law is your request for us to respond (legitimate interests), and your consent for the newsletter.
What is stored in your browser
This website does not set any cookies of its own and does not use analytics or advertising trackers. It uses your browser's local storage for two things only:

You can clear both at any time by clearing your browser's site data. There are no accounts on this website.
Maps
Listing pages and the contact page include an embedded Google Map. When the map loads, Google receives your IP address and may set its own cookies, under Google's privacy policy. Fonts and images are served from this website, not from third parties.
How long we keep it
We keep form messages for up to 12 months after our last reply, then delete them. Newsletter addresses are kept until you ask us to remove them. The hashed IP is stored with each message and deleted with it.
Your rights
You can ask us for a copy of the information we hold about you, ask us to correct it, or ask us to delete it. Email info@geminatesolutions.com from the address you used and we will act within one month. If you are in the UK and unhappy with how we handle your data, you can complain to the Information Commissioner's Office at ico.org.uk.
Security
All pages are served over HTTPS with strict security headers. Messages are validated on our server before they are stored, and the inbox that shows them is protected by a password.
Changes to this policy
If we change what we collect, we will update this page and the date at the top.
